The widest price range of any material here, and almost all of it comes down to one number on the spec sheet.

The range, and why it is that wide

Installed in Oregon, luxury vinyl plank, installed runs roughly $3 to $13 a square foot, materials and labor together.

The bottom of that band is a thin floating plank with a six-mil wear layer over a foam underlay. The top is a rigid-core plank with a twenty-mil wear layer, an attached acoustic backing and a matching stair-nose profile. They are sold beside each other and they are not the same product.

The wear layer decides how long it lasts, and it is the number to ask for by name. Six mil is a rental-turnover floor; twelve mil and up is a floor someone lives on. The price gap between them is much smaller than the difference in how often you replace it.

Labor moves less on vinyl plank than on tile or stairs, because a floating floor goes down quickly over a flat subfloor — which also means an unflat subfloor is where the cost turns up instead.
